What is a HUD Home? A HUD home is a 1 to 4 unit residential property acquired by HUD as a result of a foreclosure action on an FHA-insured mortgage. HUD becomes the property owner and offers it for sale to recover the loss on the foreclosure claim.
Who can buy a HUD Home? Almost anyone! If you have the cash or can qualify for a loan (subject to certain restrictions) you may buy a HUD Home. HUD Homes are initially offered to owner-occupant purchasers (people who are buying the home as their primary residence). Following the priority period for owner occupants, unsold properties are available to all buyers, including investors

FEES:
>1/2 Month fee (Rental Price), once a tenant is found.
>$75 Setup fee for MLS input and Magazine ad
>10% Each month management fee (Of Rental) while occupied by Tenant
>if Empty we charge 5% fee (Rental Price) for cleaning to make your property marketable.
2: If you want to manage your property, here is what we offer for procurement of a tenant:
>1 Month's Rent for securing tenant (First Months Rent covers this, unless we agree to another payment)
>$300 Marketing Fee for MLS and Magazine - Upon contract signing.
Tenants: We collect the following fees
>$40 Application fee, Includes Credit/Background checks\
>Pet Fee, range from $150 to $300, depends on the property, This is non refundable, we use this money to clean the property after you vacate.
>Secutity Deposit- Normally this is one months rent.
